Unable to update EveryTrail on iPhone 4S

Every time I run EveryTrail on my iPhone 4S recently, it advises me there is a new version and the version I have is being phased out. It asks if I want to download the new version and I click 'Yes Please' and the EveryTrail Pro page is opened in the iTunes store but it shows 'Installed' (greyed out) so I have no option to upgrade.

Can you advise how I can fix this? I don't want to delete the app and start again as I will lose all the guides I have previously downloaded.
